Land Eligibility Criteria

  • The plot size should be MINIMUM 1995 sq. m (i.e., 2000 sq. m) and the land should be on minimum 18 ft wide road – (52.5 meters frontage, facing & touching the tar road x 38 meters Depth)
  • The land should be at least 300 – 400 meters away from cremation ground/ cemetery plot etc., Schools or any religious structure such as Temple, Gurudwara, Mosque, Church etc. Total population of the village where the site is being offered and its surrounding villages should not be less than 50,000.
  • The Land should not be under high tension wire, or should not have any gas pipelines or drainage/nullahs/public road/railway line, etc. under it or should not be under any such future notification for the same.
  • The Land should not be under any notification of acquisition (for road widening etc.) or restriction of any kind i.e., by bank or its lien, state/ central or local government bodies
  • Frontage of the plot should be abutting the highway/main road/other road.
  • The Bidder/Land owner shall arrange for all statutory clearance such as Urban Land Ceiling, Non-Agricultural conversion, Income Tax clearance, non-encumbrance certificate etc.
  • The bidder will ensure that the land offered meets the requirements of BECIL/BCPL – Bharat Heera Kendra (BHK) Project.
  • Land should be leveled, above two feet of road level, in one contiguous lot.
  • Certificate by Patwari/Lekhpal about the land falling in which jurisdiction of the development authority or zila panchayat area must be attached with proper demarcation of dimensions (52.5m x 38m) and showing the clear road and width of excess to the plot being offered.

The plot should be free of all encumbrances/ encroachments/ religious structures etc. necessary documents to this effect duly notarized shall be furnished along with the offer.

  • Please specify if the offer is for sale or for lease.
  • In case of sale, expected sale consideration in Rupees (Preference will be given to those offering the land – up to double of the circle rate prevailing in the area)
  • In case of lease, expected lease rent per month. (Maximum up to 20,000 per month)
  • Minimum Lease term is 25 years

Note:- The company, at its discretion, can reject any or all the applications offering land/site without assigning any reason.

An affidavit by the land owner mentioning the following information:

  • i) The land should be free from any kind of encroachment/unauthorised possession /lien/ Litigation etc.
  • ii) The land should not be under high tension wire, or should not have any gas pipelines or other utilities pipes under it or should not be under any such future notification for the same
  • iii) The land should not be under any notification of acquisition (for road widening or public projects etc.) or restriction of any kind, i.e., by bank, state / central or local government bodies
  • iv) The land should not be a part of a cemetery/cremation ground or any such other public amenities
  • v) Upto 2 feet land filling above road level is required to be done by the land owner
  • vi) Application for Conversion of land into Abadi (Residential) or Institutional/Commercial under section 143 or as the case may be as required for the project building map approval in a specific state is also to be done by the land owner within 15 days of receiving the LOI of site approval

If the land offered for the BHK kendra is mortgaged under Kisan Credit Card (KCC) in any bank, the land owner will produce No Due Certificate (NDC) from the concerned bank before the sale/lease deed.
